Our revised program will be lender compliant and consist of the following 5 sections

A complete overview of the 'State Of The Industry' from both a micro and macro perspective will be presented. The target property specific market will be analyzed with particular attention paid to the local market influencers.
Full demographics that are extremely detailed will be presented showing past, present and projected make up of the target market.
All of the completion within a 1, 2 & 3 mile radius will be analyzed. This analysis will be driven by actually visiting the location and thru Mystery Shopping. We will determine their rates, occupancy, physical plant condition, outside influencers and management proficiency.
All of the obtained data will then be compiled to recommend an optimal building size. A proforma will be developed that projects absorption period, unit mix and pricing that produces a Gross Potential for the asset at 100% occupied.
Self Storage Management makes a recommendation on the viability of the target location. All supporting documentation and empirical data will be provided to back up this recommendation.
