really determine what is happening
within a market. Either there are time constraints, or the local
competition knows you on sight. However, not knowing what the 'real
deal' is can lead to making some serious financial and/or operational
mistakes. We use a type of SWOT
(strengths, weakness, opportunities & threats) analysis that
concentrates on our Quad philosophy.
Our Market Study
involves spending 2 days on site and in the local market. During this
time we will interact with your staff and inspect your physical plant.
Then, we visit to all of the sites competition. We look at aesthetics,
pricing, occupancy, amenities and management. You have to understand
your competition and how you fit in. When you are making decisions on
pricing and discounts, unit mix reconfiguration or considering capital
improvements, this is vital information.

demographics for your site and overlay that with in house records of
current/past tenants.

Full price comparisons of
both published rates and what the competition is willing to use to
'close the sale'.

Determine occupancies of
competition.

Evaluate advertising of
both your site and the competition.

Mystery Shop both your
site and the competition.
We will then pull all of
this together and produce a written summary of our recommendations,
including pricing suggestions. All designed to maximize your revenue and
pay its own way.
